Evaporator & Condenser Coil Cleaning Specialists
For Dubai homeowners, tenants, villa owners, property managers & facility managers · Updated 15 July 2026 · Reviewed by Mohammed A., DEWA-approved HVAC Engineer
AC coil cleaning is the specialist service of removing baked-on desert dust, oil film and biofilm from the aluminium fins of your evaporator and condenser coils using low-pressure foam chemical. It restores full heat exchange, drops DEWA bills by up to 25%, ends warm-vent complaints and adds years to compressor life.

AC coil cleaning in Dubai, in one paragraph
Professional AC coil cleaning in Dubai costs AED 79 to AED 129 per split system, takes 60 to 90 minutes, and should be done every 3 to 6 months because Dubai's fine desert dust cakes onto damp evaporator fins and reduces cooling by up to 21%. It is for apartment tenants, villa owners, landlords, property managers and commercial facilities experiencing weak cooling, high DEWA bills, ice on copper pipes, musty vent odour, or short-cycling compressors. What is an AC coil and why does it need cleaning?
An air conditioner has two coils. The evaporator coil sits inside the indoor unit above the blower fan; refrigerant boils inside its copper tubes and absorbs heat from the air passing across its aluminium fins. The condenser coil sits inside the outdoor unit; the same refrigerant condenses back to liquid and dumps that heat to the outside air. Both coils rely on maximum surface contact between metal fins and moving air.
In Dubai, three things attack that surface contact fast. First, desert dust — fine silica particles bond to the damp, cold evaporator fins on every cooling cycle. Second, construction cement dust from ongoing tower and villa developments across Dubai Marina, JVC, MBR City and Business Bay. Third, coastal humidity and salt on Palm Jumeirah and Jumeirah Beach Residence corrode aluminium and hold dust in a sticky film.
Within 6 months of a new install, most Dubai evaporator coils are already grey with a compacted dust mat that blocks 15 to 25 percent of airflow. The compressor keeps running but heat exchange drops, room temperature stops falling, and the DEWA meter keeps ticking. That is what professional coil cleaning fixes — and no filter change, gas top-up, or thermostat adjustment can substitute for it.
7 signs your AC coils need cleaning right now
If your split, window or ducted AC shows any of these symptoms, coil fouling is the most likely cause in Dubai's climate.
Warm air from vents at 16°C setpoint
The classic sign. Evaporator fins caked with dust cannot absorb room heat, so supply-air temperature stays above 20°C.
DEWA bill 20 to 30% higher month-on-month
A fouled condenser adds 30% to compressor run-time. On a two-bedroom apartment that is AED 180 to AED 420 extra in July.
Ice forming on copper pipes
Restricted airflow across a dirty coil drops the fin temperature below 0°C. Moisture freezes as visible ice on the suction line.
Weak airflow from vents
Fins packed with dust act as a filter. Blower fan works harder but delivers less air to the room.
Musty smell every time AC starts
Damp biofilm and mould grow on the dirty evaporator. The first blast of air pushes odour into your room.
Compressor short-cycling
Overheating outdoor unit trips its safety cut-out every 5 to 10 minutes. Dirty condenser is the number one cause.
Water leaking from indoor unit
Frozen coil melts unevenly. Water overflows the drain pan and drips down the wall or ceiling.
Our 7-step coil cleaning process
Every coil clean follows the same DEWA-approved, ASHRAE-aligned procedure so results are consistent, safe and warranty-preserving.
Coil inspection & grading
Technician removes the front cover, photographs both coils, and grades contamination as light, moderate, heavy or caked. You see the photos before we start.
Power isolation & protection
AC isolated at the wall isolator. Floor, walls, furniture and electricals protected with waterproof drop-sheets and drain-tray liners.
Dry brush & HEPA vacuum
Loose dust removed first with a soft nylon coil brush, then extracted with a HEPA-filtered vacuum. This prevents mud packing during rinse.
Non-acid foam application
Nu-Calgon Evap-Foam (or equivalent HVAC-grade cleaner) applied. Foam expands 8x to reach the coil depth. Dwell time 5 to 10 minutes.
Low-pressure rinse (fin direction)
Cleaner rinsed with a controlled low-pressure sprayer, always in the same direction as the fins so aluminium is never bent.
Sanitize & fin comb
Anti-bacterial treatment applied to prevent mould regrowth. Any bent fins straightened with a fin comb to restore airflow area.
Delta-T performance test
Return-air and supply-air temperatures logged with a calibrated probe. Target: 8 to 11°C temperature drop. Result printed on your service report.

AC coil cleaning FAQs
The questions Dubai residents ask most often. Answers written by our lead HVAC engineer.
Standalone AC coil cleaning starts at AED 79 per split unit (evaporator only) and AED 129 for evaporator + condenser combined. When bundled with a full deep clean the coil clean is AED 99. Villa ducted coils and central AHU coils are quoted after inspection, typically AED 250 to AED 600 per coil depending on size and contamination.

Every 6 months for apartments in glass towers, every 3 to 4 months for villas, and every 2 to 3 months for units within 500 m of active construction, coastal properties on Palm Jumeirah, or restaurants and shisha lounges. Dubai's fine desert dust cakes onto damp evaporator fins faster than in temperate climates, so annual cleaning is not enough.
AC cleaning is a full service that covers filters, blower fan, drain pan, drain line and coils. AC coil cleaning is a focused service on just the evaporator and condenser coils, using specialist foam chemical to dissolve baked-on dust and biofilm from the aluminium fins and copper tubes. Coil cleaning is what actually restores cooling performance.
Yes. US Department of Energy field data shows a fouled evaporator coil reduces heat-transfer efficiency by 21 percent, and a dirty condenser adds another 30 percent to compressor run-time. In Dubai's July peak, that translates to roughly AED 180 to AED 420 extra on a two-bedroom apartment DEWA bill every month.
We use non-acid, biodegradable, HVAC-grade coil cleaners (Nu-Calgon Evap-Foam or Nu-Brite equivalent) rinsed fully before the AC is powered back on. There is no residual odour and rooms are safe to occupy within 20 minutes. We do not use hydrofluoric or muriatic acid on evaporator coils, which corrode aluminium fins and void warranty.
A single split AC evaporator coil takes 45 to 60 minutes. Adding the outdoor condenser coil brings it to 75 to 90 minutes. A four-bedroom villa with a ducted system takes 3 to 4 hours per coil. AHU coils in central systems: half a day.
In roughly 70 percent of weak-cooling cases in Dubai, yes. If refrigerant is at spec and the compressor is healthy, restoring coil surface area brings the supply-air temperature back to the 8 to 11 degrees C delta-T target. Our technician records the delta-T before and after so you see the result on paper.
No. High-pressure water bends aluminium fins flat, which destroys airflow permanently. Household detergents leave residue that becomes a food source for mould. Garden-hose rinsing on a live outdoor condenser is also an electrocution risk. Coil cleaning requires low-pressure application, correct chemical dwell time, and fin-direction rinsing.
For best cooling and lowest DEWA bill, yes. The evaporator (indoor) absorbs heat from your room; the condenser (outdoor) rejects it to the air. A clean evaporator with a dirty condenser still overheats the compressor. We recommend both together every second service visit.
Yes. Both our Silver and Gold Annual Maintenance Contracts include scheduled evaporator and condenser coil cleaning at every visit, with the correct chemical, rinse and fin combing. AMC clients also get priority same-day dispatch and a 15 percent discount on any parts.
Yes. A dirty evaporator coil blocks airflow across the cold surface. With no warm room air passing over it, the coil temperature drops below 0 degrees C and moisture in the air freezes onto the copper pipes as visible ice. Coil cleaning restores airflow and stops the freezing within one cooling cycle.
