Monthly Tasks You Can Do Yourself (10 Minutes)
- Rinse the indoor filter. Slide it out, wash under a cold tap, dry fully, and reinstall. In Dubai this is not optional — dust load makes filters clog four times faster than in temperate climates.
- Wipe the front louvres and grille. A damp microfibre lifts the dust film that dulls airflow.
- Check the remote-control temperature. Keep bedrooms at 24 °C and living rooms at 23 °C — every degree lower adds roughly 6% to your DEWA bill.
- Listen for new noises. A rattle, click or hum that wasn't there last month means something is loose or a bearing is failing. Log it.
- Check the drain drip. A steady drip outside is healthy; nothing at all in July humidity means the line is blocked.
Quarterly Tasks (15 Minutes)
- Vacuum around the outdoor unit. Clear dust, leaves and any pigeon nesting material from the fins.
- Straighten bent fins gently with a butter knife if you can see damage — bent fins block airflow.
- Check the pipe insulation on the copper lines. Sun-cracked foam is a silent efficiency killer; wrap or replace.
- Test all remote functions. Confirm cool, fan speed, swing and timer all respond — a failing IR receiver is a cheap fix if caught early.
- Photograph your filter after washing. If the water still runs black after the third rinse, it's time for a professional deep-clean.
Twice-a-Year Professional Service (March & September)
Book two full services a year — one in March before Dubai's summer starts, and one in September after the peak has punished the system. These are the eleven checks a certified technician runs, and roughly what each involves:
- Chemical coil wash — indoor evaporator and outdoor condenser cleaned with a purpose-built foam that dissolves oxidised dust.
- Refrigerant pressure check — high- and low-side gauges to confirm the charge is within manufacturer spec.
- Amperage draw test on compressor and fan motors — rising amps mean rising bills and imminent failure.
- Capacitor microfarad test — capacitors weaken silently; replacing at 80% capacity prevents a July breakdown.
- Full drain line flush with anti-algae solution.
- Thermostat calibration against a reference thermometer.
- Electrical terminal tightening — vibration loosens screws, loose terminals arc and burn.
- Ductwork inspection (villas) — check joints for air leaks that dump cooled air into your ceiling void.
Once-a-Year Deep Checks
- Duct cleaning — mandatory in Dubai homes because dust loading in the supply plenum is a documented allergen source.
- Full performance report — delta-T (temperature difference across the coil) should be 10–12 °C. Anything less is a diagnostic starting point for next season.
Warning Signs to Call Between Services
Don't wait for the next scheduled visit if you see any of these:
- Cooling takes noticeably longer than last month
- DEWA bill jumps by more than 20% year-on-year
- Musty or sour smell when the AC first starts
- Water stains on the ceiling around a ducted grille
- Ice anywhere on the copper pipework
